With Cayetano, you will buy your new lot through seller financing*, which means that the owner of the property directly finances it. Therefore, there are no banks involved, and qualifying for a loan is a shorter and simpler process. It only takes about 15 days to make a Cayetano lot your new home!

Not only can you build the house of your dreams, you will also have plenty of space to enjoy gatherings with family and friends, for your kids to play, to start a vegetable garden or to plant flowers and trees.
To protect the value and desirability of your lot and the entire subdivision, certain restrictions are in place regarding what you can and cannot do in your lot, including, but not limited to:
- No farm animals, livestock or poultry of any kind should be raised, bred or kept on any lot.
- Keeping your buildings, fences, landscaping and other improvements in neat and orderly condition, with the exception of normal wear and tear.
- All easements, as shown on the Plat, should be free of any shrubbery, fences or other obstructions.
- No lot should be used or maintained as a dumping ground for trash.
At most Cayetano subdivisions you can build your home at your own pace, or bring in your new or recent-model mobile home.
At Cayetano, we work hard to find the best locations for our clients. Close to main roads, schools, and supermarkets, our subdivisions are the perfect place to call home. Click on the Find Your Lot link for a list of the Metropolitan areas where you can find Cayetano subdivisions.
Most of our subdivisions are located outside of City limits, but within County lines. This means you can enjoy the benefits of County living, without City restrictions. There are some Cayetano subdivisions that are within City Limits, but the zoning will typically allow for mobile homes.
Yes, your new lot comes with water, electric and sewage connections, but customers may be required to pay some fees to the utility provider to have the services turned on. Check with your Cayetano Sales Rep to determine which fees are included with the lot, and which must be paid by the Customer.
Cayetano is currently developing new subdivisions in different part of Texas where you will be able to purchase your lot in the future. Click on the Find Your Lot link for a list of the Metropolitan areas where you can find Cayetano subdivisions. Click on the city you are interested, and you will find a map showing the available subdivisions. When you click on a specific subdivision, you will see more information on it and its current availability.
Down payments are typically between 1% and 3% of the purchase price of the lot, but this may vary by subdivision.
With an open contract, you can always pay off your loan early, saving on interest without facing any penalties. Some of our clients use all or part of their tax refund as a payment towards loan principal; others choose to increase their monthly payments, utilizing this additional money for payments towards principal and paying the loan off early.
At Cayetano, we will go over all your rights and responsibilities before closing, making sure you know exactly what you are committing to and preventing any future surprises. You don’t have to sign until all your questions are answered and you are completely sure this is exactly what you want.
If you are unsure about signing your contract, you are welcome to take all the paperwork to someone you trust for their review.
